If you've decided to make changes to the exterior of your house, please be sure and read through the Homeowner’s Handbook.
The association's homeowners' handbook would have been included in the resale disclosure packet you should have received during the purchasing process of your new home. A copy of the handbook is also included within this website.
The association’s board welcomes your feedback for improving the website, hoping that you will be filled with enthusiasm for your new community, and will want to volunteer and make your mark on Mountain Glen. Home Sales Information
To member residents who have decided to relocate, the board wishes you and your family well during this time of life changes.
As you are aware, all homes are individually owned in the Mountain Glen community and thus home sales are arranged in the normal manner between the seller and purchaser. However, because each property includes an automatic mandatory membership in the Mountain Glen Homeowners’ Association, the association is involved during each property transfer. The mandatory membership puts us under the control of the Property Owner's Association Act (POAA) which was written to protect buyers.
It is unclear how successful it has been at this purpose, but before it was put into effect people were buying into communities with mandatory membership and not realizing that they were subject to assessments and the rules and regulations of that community.
When a home in Mountain Glen is sold, the seller is obligated to provide the purchaser with a Disclosure packet. This packet will provide important information to the purchaser concerning:
Status of the home with respect to violation of the rules and assessments,
Financial condition of the Association, and
Association Governing Documents and Rules and Regulations

Sellers and/or the agent do not need to wait for a purchaser before requesting resale documents, as a Disclosure packet is deemed current for 60 days from the date issued. Another obligation of home ownership in our community is to let the association’s board know how to reach you. If you plan on moving before your house is sold, please contact the association's management company Community Group at (804) 270-1800 or send an email to mountainglen@gmail.com to provide a forwarding address. Similarly if you are buying a house in the community and will not be occupying it -- start off on the right foot by contacting Community Group or sending an email with your offsite mailing and email address. This will ensure you receive your annual assessment invoice and are kept abreast of happenings in the community through HOA related correspondence.
